This Asset Management Resident Strategy explains how we will repair, maintain and improve our homes, buildings and estates over the next five years. It sets out what residents can expect from us and how we will continue to invest in our homes and neighbourhoods.

We invest significantly in our homes each year because we know that the quality and condition of a home plays an important role in residents' wellbeing and satisfaction. We are committed to providing good quality homes, maintaining high standards of safety, and ensuring our homes remain sustainable for future generations.
 

How you can help look after your home

You play an important part in helping us keep your home safe, well maintained and affordable. Please report repairs as soon as you can, allow us access for safety checks and repairs, and speak to us before making any changes to fixtures or fittings. We also ask you to carry out everyday tasks that keep your home clean, tidy and in good condition. If you are finding any of this difficult, please contact us - we are here to help.

What is Asset Management?

At Cross Keys Homes, Asset Management is how we plan, invest in, maintain and improve our homes, buildings and estates to ensure they remain safe, high quality and sustainable for current and future residents.

Asset management covers everything we do to look after our homes and neighbourhoods, including:

  • Delivering repairs and maintenance services. 
  • Replacing key components such as kitchens, bathrooms, roofs, windows, doors and heating systems. 
  • Ensuring homes remain safe and meet legal and regulatory requirements. 
  • Investing in healthy homes, energy efficiency and sustainability improvements. 
  • Maintaining and improving our estates, communal areas and neighbourhoods. 
  • Planning future investment to make the best use of our resources and ensure our homes continue to meet residents' needs. 

Through this approach, we aim to provide safe, well-maintained homes and neighbourhoods where people are proud to live, while ensuring we continue to invest for the future.

Our Priorities for 2024-2029

Keeping Homes Safe

There is no greater priority than keeping our homes safe for residents.

We will continue to maintain high standards of compliance across all landlord health and safety responsibilities, including gas, electrical, fire, asbestos, water hygiene, lift safety, radon and damp and mould. Residents should feel confident that their home is safe and that we are taking all reasonable steps to keep it that way. 

Providing Quality Homes

We will continue investing in our homes to ensure they remain well maintained and meet modern expectations.

Our planned investment programmes include replacing key components such as kitchens, bathrooms, heating systems, windows, doors and roofs. We will use information about the condition of our homes to target investment where it is needed most.

To support this, we conduct regular stock condition surveys to help us understand the condition of our homes, identify future investment needs and ensure our homes continue to meet residents' expectations. 

Meeting the Decent Homes Standard

We are committed to ensuring our homes continue to meet all the standards and legislation expected of social landlords. We will maintain our homes to the Decent Homes Standard as a minimum and respond to any future changes in housing standards, legislation and regulation. Our aim is to ensure residents continue to live in homes that are safe, comfortable and fit for modern living. 

Creating Healthy Homes

We want every CKH home to be a healthy home. This means homes that are warm, dry, safe, well-ventilated and maintained to a good standard.

We will continue to take a proactive approach to damp and mould, improve ventilation where needed and support residents to keep their homes healthy and comfortable. 

Improving Energy Efficiency and Supporting Net Zero

We are committed to improving the energy efficiency of our homes and contributing towards a more sustainable future. Our approach will focus on improving insulation, maintaining efficient heating systems, securing external funding opportunities and investing in improvements that help residents reduce energy use and household costs.

We will continue to take a practical, long-term approach to reducing carbon emissions while ensuring value for money for residents. 

Investing in Estates and Neighbourhoods

A home does not stop at the front door. We want our estates and neighbourhoods to be places where residents are proud to live. We will continue to invest in communal areas, estate improvements and environmental enhancements, collaborating with residents to understand local priorities and where investment can have the greatest impact. 

Listening to Residents

Residents play an important role in shaping our services and investment decisions. We will continue to listen to feedback, learn from complaints and provide opportunities for residents to influence how we maintain and improve our homes and neighbourhoods. Resident involvement will remain an important part of delivering this strategy.

 

Our Five-Year Commitments

Over the next five years we will:

  • Keep our homes safe and maintain compliance with all landlord health and safety responsibilities.
  • Continue investing in our homes through planned programmes of improvements, including kitchens, bathrooms, heating systems, windows, doors and roofs.
  • Ensure our homes continue to meet the Decent Homes Standard and respond to future changes in housing standards and regulation.
  • Use regular stock condition surveys and property information to plan future investment and make informed decisions about our homes.
  • Create healthy homes by maintaining a strong focus on damp and mould, ventilation, heating and insulation.
  • Improve the energy efficiency of our homes and support our long-term approach to reducing carbon emissions and fuel poverty.
  • Publish information about planned investment programmes so residents understand how we are investing in our homes and neighbourhoods.
  • Invest in estates and communal areas to improve the appearance, safety and sustainability of our neighbourhoods.
  • Listen to residents and use feedback, complaints and engagement activities to shape and improve our services.
  • Make the best use of our resources to deliver value for money and support long-term investment in our homes and communities.


Who is responsible for managing Asset Management?

Key roles and responsibilities for this strategy are defined as:

  • The Executive Director of Corporate Services is accountable for the implementation of this strategy.
  • The Assistant Director of Asset Management is responsible for ensuring the commitments within this strategy are delivered.
  • The Asset Management Team is responsible for planning and delivering investment programmes, maintaining stock condition information and supporting long-term investment decisions.
  • Managers responsible for repairs, compliance, estates and property services are responsible for delivering services in line with this strategy and relevant legal and regulatory requirements.
  • The Homes and Investment Committee provides oversight and monitors delivery of the strategy.
  • Residents play an important role by reporting repairs, providing feedback and helping shape future services.
  • Our contractors are responsible for delivering works in accordance with legal requirements, recognised industry standards and CKH requirements.

Equality, Diversity and Inclusion

We understand that some residents might have unique situations, such as medical conditions, disabilities, or vulnerabilities, which may require us to adjust how we provide our services. This commitment aligns with the Equality Act 2010. We also recognise that disabilities or other challenges can be hidden or temporary. We depend on residents or those supporting them to inform us about any additional needs they have, and to update us if these needs change, so we can respond accordingly.

Monitoring and review

The Asset Management Resident Strategy was approved by Homes and Investment Committee and Resident Experience Panel in October 2024 and will be reviewed every 5 years - next review November 2029.

We will regularly monitor progress against the commitments in this strategy and use performance information, resident feedback and changes in regulation to inform future plans.
